Welcome to this fine Cattle or Horse Ranch! If you are looking for a suitable Horse/Cattle Ranch; this inviting Ranch has many great things to offer! The 40 acres land tract is fenced & cross-fenced with one large pond, fenced around the house and shop plus has a 0.2 mile long drive-way off the County Road to the metal roofed home. The fencing includes pipe-rail fence with horse wire, wood rail fence and barb-wire fencing. The home was built in 1988,features 2996 living square feet and in addition a 392 Sf sunroom with carpeted floors, not included into the SF living, tons of windows plus sliding doors and separate entrance to the outside. Plus; there is another recreational room upstairs inside by garage area; perfect for a Party Room, big enough o put pool table and a bar in there. Or make your husbands room to display hunting trophies, etc. This room will need to be somewhat finished to your liking; but is large and also has double windows. Owner used it as a hang-out place when family came over and had a pool-table and bar in there. This room is also plumbed to put a bathroom in and has window air unit. The 2 car garage is about 24x24 w/ 2 single-doors and automatic openers. In this garage you will find lots of storage again; just perfect for all the seasonal items or canning goods.
As you enter into the foyer of this large home you will see 2 closets, one on either side. The one is used for washer/dryer, the other has the first water heater and storage area. The tile floored foyer is leading to the cheerful kitchen, which offers tons of cabinets for storage, pull-outs on almost all lower cabinets, 2 lazy suzans, 2 built-in bread boxes, tiled counter and back splash, built in electric oven, built in ceramic cook top in center island which has also ample of storage. The kitchen breakfast nook features a window with view to the land in back and fenced yard, allowing lot of sunlight flowing through the kitchen. It also comes with a newer refrigerator (very nice) and a portable dishwasher. The Kitchen/Dining and Living area is open and floating! Just look at the pictures, lot of space there. The living room is about 32x30 with step-down tiled area and tons of windows. This fine living room features update laminated flooring, wood ceiling and beams, wood burning fireplace with insert, blowers and native stone wall around it. From the living room you can go to the outside, covered patio; which is about24x4, designed with native stone and overlooking the land. Ideal if you like to BBQ, enjoy your morning coffee in peace and quiet or watch your horses grazing the land.
The formal dining area is very large too, about 16x14. It features a window, tiled floors and the location would be perfect to insert a wall and door and you would have a 4th bedroom. There is so much space in the living area for a large dining table at the step down, tiled area; it would not take much off the living space to relocate the formal dining to that area and use the other space for a 4th bedroom. There are simply endless possibilities for using this space. In the hall way near the kitchen is a half bath with tiled floor and nearby the second hall way is a large bedroom, about 18x10 with deep closet. The other 2 bedrooms lay on the opposite site down the other hall way . In the second hall way you will find a large storage closet with build in shelves and another one with the second water heater & heatin unit. The master bedroom feautures a full bath with a newer, double-step-in shower and is wide enough for wheel chairs too. So if you have some elders living with you; this may work for your family. This master bedroom also a double door to the outside. You will need to put a patio on the outside if you wish. The 3rd bedroom adjoins the master bedroom and from there is the tiled hall-way to the 2nd full bath. This full bath has the tub, 2 sinks with ample of storage and wide enough for a large wheelchair too. All bedrooms have carpet, which are in good condition but dated. The need of replacing the carpet & cosmetical changes was considered from Seller in pricing this property.
From this hall way you now enter the 28x14 sunroom with sliding doors to the hall way and a thermo steel door to the outside. If someone has a green thumb for growing plants; they will enjoy this sunroom very much. It has carpeted floor, so it could be also used for a living room for kids or a den for Daddy. Let you imagination fly what you can do with it! The Owner replaced the central heat and air unit about 3 years ago.
Outside: The tall Pine Trees at drive-way came from California and give the property just a really nice look! It is rare to find a home with a long drive-way off the road in the Country, but this one certainly has it! The 50x30 metal shop building is any man's dream. It would be easy to convert part of it into horse stalls or use for mechanic shop. On one of the pictures outside of the barn and the concrete 24x54 platform you will see DOGGIE-DOORS looking like metal on the lower part of the barn. The previous Owner had a dog kennel there. So if you are a dog breeder, it would be easy to re-establish the kennel. The shop has electricity, outside water faucet, plus single door entrance and 2 overhead door entrances. The shop was also used for a repair shop for diesel equipment. Near the shop is the 10 ton feed bin and easy accessible from either side! TO the side of the barn is another concrete platform, which is about 74 long and 24 feet wide. You could add-on to this shop easily or make a loafing shed out of it. Near the barn is a holding pen with double gate and another double gate to the side of the barn. The land is fenced and cross-fenced with a large pond. Per Owner, even in the drought the pond never went dry. Behind the home there is a square platform, you may use to build a small green house or storage on it. There are 2 storage buildings, which will remain on the property. Behind the house by the fence is also a water well. The well needs a pump in case you want to use it for gardening or watering live-stock.
Location: The home is located in the rural SW area of Stuart, about 8 miles to town and within 30 min. to McAlester or 40 min. to Ada.
