This property was clearcut in November of 2010. Some hardwood timber is located along Bear Creek covering about 3 acres of area. Visual inspection of the tract shows considerable young hardwood sprouts including oak. These sprouts along with annual grasses provide both food and cover for wildlife, especially deer. The site is ready to be site prepared and planted to the buyers specifications. The streamside management area along the creek provides shade and water for wildlife as well.
The topography of the tract is gently rolling with mostly Guyton silt soils closer to the creek and Smithton, Warnock, and Sacul soils in the higher elevations. The NRCS Web Soil Survey reports the average site index for Loblolly Pine at between 86 and 90 feet (base age 50). These good soils make this an excellent site for long term timber investment.
