This 40 acre tract is offered with 40 more non-adjoining parcels. This 40 acre and another 20 acre tract is in Section 16, T7N-R18E, Pittsburg County, Oklahoma and another 20 acre across the road in Section 15 having Bascum Road front AND Ford Mountain Road front. Electric is along the road. Rural Water is not available in that area. The neighbors on Ford Mountain Road have water wells. As you can see it consists of 3 non-adjoining parcels. The Seller wishes to sell it as a bundle and it wold be ideal for hunting Partners, an LLC or multi-family members to buy this together! It is not one of those hunting tracts that you have to drive forever on a dirt road. The County Commissioner maintains Bascum Road all the way uphill to Ford Mountain Road. It is a wide, graveled dirt road.

The 20 acres with the 2 road frontages is a level terrain with non-congested woods. The electric line runs along that side of the road. The other 20 acres across from it has a cattle guard entrance with a road way to a small opening with an old structure there. I will take more pictures of it, once I go with a chain saw to work and get the fallen trees out of my roadway. Beside I had not a shot gun with me, only a smaller one.It is common to see big cat tracks since it is an area with thousands of wooded land around! Perfect habitat for all kind of wild-life!On this land parcel you will also see old fence lines along the road. This parcel has level, slope and some steep terrain and Bascum Road frontage too!
The 40 acres has no roadway to it, but adjoins a Section Line. Under Oklahoma Statues there is a statutory easement along all section lines and the land therefore is not considered land-locked. This is important for anyone to know who may wish to buy and needs a loan! May I remind everyone, that Oklahoma is an Abstract State (only 2 States left like this). All other States have a faster Title Process due not having the Abstracts anymore. So be prepared with new Federal Lending requirements, it will take at least 60 days to close! However, in our area is a Bank (Arvest Bank in Eufaula, Ok) who has land only Loans available with 100% financing. Most banks require 20% down. This is for information purpose only; feel free to choose and lender you want! It is 30 miles from my office in Krebs to location. And only 4.5 miles into Quinton! This is what we call"close in location"! Look at the attached Satellite image to see how the parcels lay! E-mail me any questions you may have! If calling and I do not answer (always on the road somewhere) then text me, please!
