This property is rugged yet easily accessible with frontage on both sides of Hwy 1440 and is approximately 125 miles from Lubbock and 150 miles from Wichita Falls. A partially remodeled home, large shop and nice barn make it an ideal location for a weekend get-a-way. Recreational opportunities include hunting, horse or ATV riding and nature walks. A canyon running north along the east side of the property merges with another canyon running across the north end of the property. There is a small spring-fed creek as well as a number of earthen reservoirs. The largest of these reservoirs has been deepened while dry during the current drought. Wildlife habitat is excellent on the native grassland which is covered with mesquite and others trees plus wild plums and grapes as well as on the CRP.
This 400-acre property includes approximately 200 acres of cultivated land and 200 acres of grassland including 74.5 acres in the Conservation Reserve Program (CRP). The CRP was recently re-enrolled until 9/30/22 at an annual rental rate of $32.26 per acre ($2403 total per year). When planted to wheat, the cultivated land becomes a magnet for wildlife, especially whitetail and mule deer. Hunting also includes quail, dove, turkey and feral pigs.
The homestead is uniquely situated on three levels and includes a stone home that is the oldest in the community. The home contains 1369 sq ft (per appraisal district) and has been partially remodeled. The inside of the home is stripped to bare walls and ceiling joists and the exterior walls and roof completely sealed with icynene foam insulation. New, large insulated windows were installed as was a new electrical breaker box. The home still has its original hardwood floors and could be finished to provide an excellent weekend cabin. Water for the home is provided by a rural community water system which is also piped to the backside of the property.
There is 22x50 concrete-block shop building with concrete floor that is in good repair except that new metal roofing is needed. There is a barn that is also 22x50 and constructed with concrete blocks with a number of rooms that would make a very nice horse facility.
This is a great recreational property that will also produce income!
