Location: The Highway 57 North tract (Listing #4504) is located approximately seven (7) miles south of Chidester. The Highway 57 South tract (Listing #4505) is located approximately eleven (11) miles south of Chidester and fifteen (15) miles west of Camden. Highway 57 North Tract (#4504): W of NW of SE, Section 16, Township 13 South, Range 19 West, containing 20 acres, more or less. Access is 300 feet of frontage on Highway 57 at the southeast corner of the tract. Timber consists of 9.6 acres of well-stocked 2000 pine plantation ready to be 1st thinned with trees averaging sixty-five (65) feet tall, 9.7 acres of native hardwood around a branch of Lewis Bayou, and 0.6 acre of highway frontage. Terrain is flat to gently rolling. Electricity is available at the highway. Site index for loblolly pine averages eighty-seven (87) feet (base age 50) on fine sandy loam soils. Highway 57 South Tract (#4505): E of SW, Part of NW of SW, W of SE, Part of W of NW, Section 33, Township 13 South, Range 19 West, containing a total of 264.18 acres, more or less. Access is over three-quarter-mile frontage on Highway 57 with interior access via gated gravel road. Temporary gate combo 5-7-5-7. Timber consists of 192 acres of well-stocked 2004 pine plantation, 18 acres of 2008 pine plantation, and about 47 acres of hardwood and pine in Streamside Management Zones. Site index for loblolly pine averages eighty-five (85) feet (base age50) on fine sandy loam soils. Terrain is rolling. Based on Kingwood's February, 2016 inventory, estimated tree counts and timber volumes on 46.8 acres are as follows:

Stephens Tract (#4507): S of NE , W of SE lying north of Ouachita County Road #9, Section 26, Township 15 South, Range 19 West, containing a total of 120 acres, more or less. Access is frontage on County Roads #136 and #9, plus interior woods roads. Timber consists of 105 acres of well-stocked 2006 pine plantation, plus 8.7 acres of native pine and hardwood timber. Site index for loblolly pine averages eighty-five (85) feet (base age 50) on fine sandy loam soils. Terrain is gently rolling. Oil well and pipeline located on tract. Based on Kingwood's February, 2016 inventory, estimated tree counts and timber volumes on 8.7 acres are as follows:

Box 65, Arkadelphia, AR 71923 with "Ouachita County Land Sales" clearly marked in the lower left corner of the envelope to protect security of the offer. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 3:00 P.M, Friday, March 11, 2016. On mailed offers please call our office prior to bid opening to confirm receipt of offer. Buyers submitting offers are welcome to attend the bid opening. Offers may be delivered by fax to 8702463341.
