Ranches of this size with Colorado River frontage are not often available in the Central Texas Hill Country. Conveniently located 18 miles northwest of San Saba on paved FM 500 this ranch has much to offer for the outdoorsman. Some of the largest free-range deer in San Saba County are in this area as well as turkey, quail and dove. Two fields located near the river on the north side of the ranch are usually planted in wheat or oats for winter grazing for livestock and wildlife. If you are a fisherman, you can catch some of those big catfish in the river.
The highest hill on the west side of the property, with an elevation of 1300 feet, offers a good view of the ranch and the bottomland along the river and Mesquite Creek, which traverses the ranch. Tree cover consists of mesquite, oak, elm, pecan and brush. Mesquite Creek is a seasonal wet-weather creek that only flows when it rains. There are some deep holes in the creek that hold water most of the year when not in a drought condition. The Colorado River frontage includes a long, deep hole of water that then flows over shallow solid rock. This combination of water offers both good fishing and wading.
Located near the entrance of the ranch is a nice two bedroom two bath 875 sq. ft. cabin with rural water, electricity and septic. It also has a 300 sq. ft. concrete slab patio for outdoor enjoyment. The cabin was built in 2000. Water to the cabin is supplied through a meter on the Richland Rural Water System.
There are two other buildings on the ranch that were built within the past year. One is a metal equipment shed of about 1500 sq. ft. with an enclosed tack room. The other building is a metal horse shed. Five hunting blinds and five game feeders will also convey with the ranch. The ranch is fenced.
There are 3 stock tanks (ponds) on the ranch and water well near the cabin pumps water to the pond that is located behind the cabin. The well is about 220 ft. deep and produces 5 or less gpm.
This ranch has everything in place to immediately begin enjoying its recreational and livestock raising benefits and it is priced right for water front property.
