Access is Dallas County Road #253 and woods road. Timber consists of 20-year-old pine plantation ready for a first thinning. Terrain is flat. Site index for loblolly pine averages 84 feet (base age 50) on fine sandy loam soils. Based on Kingwood's February, 2016 inventory, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 353 Trees; 20,409 BF; 186 Tons

Pine CNS: 827 Trees; 22,870 BF; 251 Tons

Oak Sawtimber: 20 Trees; 1,996 BF; 16 Tons

Pine Pulpwood: 2,117 Trees; 457 Tons

Hardwood Pulpwood: 686 Trees; 122 Tons
