Location: The Kokomo Creek Tract is located three (3) miles southwest of Malvern and is described as Part of frl. NW of NE, Part of N of SW, Part of S of NW, Section 6, Township 5 South; Part of S of SE, Part of E of SE, Section 31, and South 25 acres of NW of SW, Section 32, Township 4 South; all located in Range 17 West, containing a total of 196.12 acres, more or less, Hot Spring County, Arkansas (see attached maps complete legal description on back of Offer Form).

Tract Description: Timber consists of native pine / hardwood of good quality. Access is via deeded easements from Webster Trail and Upper Etta Road (see back of Offer Form for easement descriptions). Previous logging access from the southeast was through Whipple land and is still available with permission (please call 870-246-5757 regarding access details). Pine site index averages eighty-seven (87) feet (base age 50) on silt loams and fine sandy loams. Tract offers immediate timber harvesting with deer and duck hunting opportunities.
Merchantable Timber: Kingwood Forestry conducted an inventory (one plot / point per two acres) of merchantable timber in March, 2016. Based on Kingwood's inventory, estimated tree counts and timber volumes are as follows:
Pine Sawtimber: 3,615 Trees; 615,148 BF; 4,715 Tons
Pine CNS: 480 Trees; 21,191 BF; 232 Tons
Oak Sawtimber: 1,802 Trees; 231,716 BF; 1,780 Tons
Gum & Misc. Sawtimber: 740 Trees; 89,330 BF; 636 Tons
Pine Pulpwood: 1,687 Trees; 453 Tons
Hardwood Pulpwood: 10,184 Trees; 3,205 Tons
Due to variations in cruising methods, utilization standards and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Additional timber volume reports (tree counts by species, diameter, and height) are available online.
Method of Sale: The tract will be sold on the basis of lump sum sealed bids. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, December 9, 2016. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with "Kokomo Creek Land Sale" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Completed offer forms may also be delivered by fax to 8702463341 or e-mailed.
