This magnificent homestead holds a total of four buildings: The Home, Boone's Barn, The Lodge of Peace and Prosperity, and The Shop. These buildings sit on over eleven acres of rolling hills with forest and clearings; a perfect sanctuary to get away from the city life and experience the beauty and peacefulness of Missouri wildlife and wilderness. In the past the owner kept riding horses and mules. Unlike many suburban horse properties where riding opportunities are severely constrained, there are virtually unlimited places to ride including the levees next to the Missouri River. The majority of the distinctive furniture and decorations are negotiable to convey with the purchase of the property with the exception of a few sentimental pieces. In the circular drive in front of the Home is the Reflecting Pool with a stone waterfall and a filtration system to keep it clear and clean.
The first building on the property was constructed in 2001 and is known as The Home. The Home is a two story, traditional style house with three bedrooms, two bathrooms and just under 2500 square feet. As you approach the front door, you are greeted by well-maintained flower gardens, walkways created with local flagstone, and natural timber accents. The exterior is composed of cementitious stucco and Hardie Fiber Cement siding, creating an extremely durable and attractive finish that also offers high energy efficiency. A passive solar design helps to improve natural temperature regulation and solar panels improve the homes efficiency further. Upon entering the house, you enter a unique semi-circular foyer which serves as an air-lock entryway. You then enter a huge recreational space, ideal for hosting gatherings or just relaxing with the family by the built-in, wood burning fireplace. The fireplace is a modern air-tight efficient unit with dual fans to circulate the heat produced throughout the entire home. It was initially designed to be an art studio with large full-length windows and two sets of French doors on the South side of the house to let in natural light and enjoy the garden surrounding the flagstone patio. Mosaic tiled pillars line the middle of the room. A custom workstation with an oversized sink and tiled counters is perfect for washing pets and grandchildren as well as potting plants, etc. Three bonus rooms at the East end of the space currently used for storage. One of these rooms has a work sink and counter. It was used as a specialty equipment room and is sound proofed. A pull-down stair leads to a further large storage space in the attic above, On the West end of the room is a bedroom/office and full bath tiled from floor to ceiling with Mexican tile accents. Throughout the house there are smoke and CO detectors wired that are hard-wired for safety.
Ascending the timber and mosaic tile accented stairway, you will find yourself in a great room with cathedral ceilings that opens to a full kitchen. All floors except the bathroom are hardwood. To your right is a beautiful sunroom, offering the perfect place to sit with a book and enjoy the warm sun with a beautiful view. Opposite this, the master bedroom, bathroom, and third bedroom can be found. The third bedroom is equipped with a cedar closet. The bath boasts tiled floors, walls and shower and a double vanity. There is a laundry closet with a stack washer/dryer combination next to the bath. Upon leaving the upstairs area, you have the option of the interior stairway, or walking out to the deck that descends to a landing overlooking forest, fields, and the flagstone patio at the back of the home. A large car port on the East side of the Home is excellent for a vehicle and for keeping firewood stored and ready to be used.
Directly behind The Home, Boone's Barn can be found. Super-insulated with a metal roof, this structure was also built to last. Previously used as a place to store farm equipment and shelter for the animals, it has since been transformed into a modern multi-purpose building creating a great space for hosting large groups, retreats, family reunions or conference center. The 40X64 foot structure with its brand- new concrete floor has plenty of room for a recreational/play facility with its 11-foot ceilings. The rear area of the structure is currently being used as a wood working facility with large movable screen/walls separating it from the gallery space. While natural light floods in from windows lining all four walls, high efficiency led lighting is also abundant and wired individually to supplement lighting exactly where needed. Great for working late on the projects you love or showcasing said projects, this building has no limitations and endless possibilities. It is easily heated and cooled with high efficiency heat pumps assisted by ceiling fans in all areas. Outlets are installed in the ceilings in each area in order to accommodate track lighting if desired or any other appliance that needs electricity. A large pull-down movie screen is provided along with a digital projector for group movies or presentations. Along the North side of the barn is a 12-foot overhang where equipment and materials may be sheltered.
Exiting Boone's Barn, a short walk down the gravel drive will take you to The Shop, where much of the hardware found throughout the property was handmade. This building shares the style of the other buildings on the property. As well as having two large bays for vehicles or equipment, it also holds an office with built-in cabinets and desk/counters as well as a tile floor and natural timber beams. The office is wired for two telephone lines.
The Lodge of Peace and Prosperity, the last building on the property was built three years ago. Recently used as an Airbnb, the 2800 square foot building is designed with two separate living areas. Upstairs, there are three bedrooms and two full baths and is equipped currently to allow 11 guests to comfortably sleep there. In the apartment on the lower level there is one bath two bedrooms and a kitchen with a laundry facility. Approaching the front of the building, you are again greeted with beautiful flower beds, flagstone walkways, and locally sourced timber accents. In the central drive, there is a regulation horseshoe pitching pit and a fire pit now being used as a vegetable garden in response to the Corona Virus Crisis. In unison with the other three buildings on the property, the exterior is made of the same materials with passive solar design to offer excellent efficiency. Up to the porch and entering through the front door, you find yourself in the airlock entryway. Off the entryway is an oversized closet with hookups for a washer and dryer. Entering the Great Room, you find yourself in a spacious open floor plan room with cathedral ceilings and many south facing windows overlooking a magnificent view of woods and fields. To the right is the first of two full kitchens with handmade wrought iron hardware and cabinets crafted a master cabinet maker. An antique wood burning cooking stove is the centerpiece of the common area. The stove is complete and fully functional and heats the entire upstairs while cooking your food. The hand-crafted dining table and living room furniture partners with the natural timber beams and large windows to allow for a connection with the surrounding land in the comfort of a home. Hardwood floors lead into three bedrooms and two tiled bathrooms.
Descending the spiral staircase, you enter into a welcoming recreational room that connects to a billiard den. This room has a Big Buck Stove which is an efficient wood burning stove that has a fan assist which keeps the exterior of the stove cool (for safety) while pushing the heat out into the space. Presently the room is an exercise and recreational equipment area but could be used for an office or living area. All floors on this level are tiled. A handsome wood door leads into the apartment living room. The tall floor to ceiling windows flood the space with natural light and beautiful views, with French doors giving access to a large deck great for recreation and lounging. Two bedrooms and the custom day beds in the living area can comfortably accommodate six sleepers. The full bathroom has two lavatories and tiled accents throughout. The full kitchen can be found with its own separate laundry area completing the second living area.
These four buildings and the historic land they sit on offer endless opportunities. A perfect place for the family looking to temporarily escape our busy, everyday lives and find peace in nature; a home for multi-generational living where the agriculture base can provide a majority of food and energy; or a business endeavor that can offer others the space for recreation, education, events, and vacation.
