A turbine well inside the WRP acreage can be used to flood parts of the east side.
There is good habitat in the planted hardwoods and natural cover to attract and hold the large bucks located in this part of the state. Numerous interior trails in the WRP provide deer stand locations. Large blocks of well-managed timberland just to the south of this tract and the Tensas river to the east are excellent backup.
The approx. 124 acres of crop land are leveled and can be irrigated. A 10 turbine well with a power source that remains with the property is used on the south 89 acre field. It is also used to manage water in the WRP. A 6 electric well serves the 34 acre field on the north end of the property. The soils on the 89 acre parcel are Sharkey clay. The 36 acre parcel is a Dundee silty clay loam and a Tunica clay.
Improvements include an approx. 2600 square foot, 3 bed / 2 bath home with metal roof, a 60 x 45 metal barn and a 30 x 42 metal combine shed. The house and barn sit on approx. 6 acres at the end of the public road. The house may need some TLC in spots and the owner is selling it as-is.
