The West River Club is the product of several avid hunters who dreamed of creating the ultimate getaway and hunting retreat. The group converted a private farm into the ideal hunting club with the balance of rustic appeal and luxury amenities. The lodge, a perfect executive retreat facility, features dining and meeting areas, game room, sauna, bar/beverage center, lighted trap shooting range, fire pit and dog kennels. Each furnished room offers a full private bath, telephone and individually controlled thermostats. Known as the Owners House, the larger of the two remaining homes on the property is a completely remodeled and updated farmhouse. This home offers great potential as an additional lodge rental or as the perfect home for the owner/manager of the West River Club. The Caretakers House is set up to provide lodging for seasonal employees or as a long-term rental.
Legal Description: Jacobsen Tract 1 in SW SE and SE SE of Section 19-98-71 and Jacobsen Tract 2 in SE SE of Section 19-98-71. Property will be offered as one combined unit.
Terms: A 15% non-refundable earnest money deposit along with a signed purchase agreement will be required the day of the auction. The balance of the purchase price will be due in full, certified funds at closing which will be on or before August 13, 2012. Buyer will receive a credit for the 2012 R.E. taxes payable in 2013 based on the 2011 tax levy. Buyer is responsible for subsequent R.E. taxes. The included farm property is under lease for the 2012 crop year. Possession of the lodge & homes to be given at closing. Title Insurance and closing service fee will be divided equally between Buyer and Seller.
