Well, let's throw a little more into the mix. Every place has its negatives and this property is no exception. There is a dirt/gravel access road to the Mustang Bend Ranch subdivision from Ruth Hill Road. It's about a 1/4 mile to the home and is pretty bumpy in places. The wood deck is really nice but in need of some repair. The sellers are doing most of what's needed to make it safe and functional but you may want to expand on that. The barn is very sound but could use a little work here and there. The home is in really nice condition, but with a 1968 build date, it is a bit dated and you may want to do some remodeling in places.

This is one terrific offering and it absolutely won't last. Think about it... 2 homes, 2 wells, 2 electrical services, 2 septic systems, a barn, a prime location, and a great price.
