A graveled drive takes you up from the end of the cul-de-sac to a secluded plateau that offers you a panoramic western and southern view. This is a very scenic property with many unique rock formations, large mature trees, and open useable areas. Better yet...there isn't a neighbor in sight and there never will be.
A large building pad provides plenty of area for the home, a 3 car garage/workshop, a nice storage buiding, and a spa to soak away the cares of the day.
The 3br2ba manufactured home was built in 2007. This is a top of the line model with almost 1500 sqft of living area. It features a very open floorplan with options not normally seen in a manufactured home...coffered crown molded ceilings in the living and dining rooms, elegant cabinetry with decorative glass doors, upgraded flooring, corner windows in the isolated master bedroom, and a corner soaking tub in the master bath. The large kitchen has upgraded appliances with lots of workspace, a nice breakfast bar, and a host of extra cabinets for storage. Of course, there's a nice utility room with the added bonus of access to the master bath. This is a nice home that has been meticulously maintained.
The oversize 3 car garage/shop was built for the home mechanic with a double door at the end and a single door on the side for workspace access. Lighting is enhanced by skylights in the roof and 220 power is available for your larger tools. This is a garage that you can work in. And...the garage doesn't have to get overcrowded because there is a nice storage building for all those extras we never seem to have a place for.
The land is as well maintained as the home. The owners wanted to make as little impact as possible on the natural beauty of the property and they have created a homesite that blends with the surroundings yet maximizes the possibilty to enjoy the panoramic views. And what views they are...the western and southern San Joaquin Valley unfolds before you. The Coastal Range is in the distance with several valley cities providing a light show at night. You will experience some truly memorable visual events...thunderstorms parading across the valley floor, unbelievable sunsets, firework displays on the 4th of July, even the "ocean" in winter as you look over the valley fog. Yep...at almost 2900 feet you are well above the fog level. That also means it is above most of the valley smog and it escapes most of the brutal valley heat in summer. Of course, that also means you will be treated to the occasional snow in winter...yet another piece of "eye-candy" for the senses. It doesn't stay long, but the beauty of a winter wonderland is truly memorable. And, when spring arrives, you won't believe the explosion of wild flowers...up close and on the hills in the distance. This is a property of all four seasons...each providing memorable experiences.
As always, I try to cover any negative features. This property doesn't have many. The graveled drive is a tad steep, but manageable and in good condition. The location is about 8 miles from the highway and portions of the road are pretty curvy. It is all paved and well maintained and the school buses travel it. Travel time to Fresno is about 40 minutes. The terrain is very mixed with some steeper slopes but there is plenty of room for most anything you might want to do and those steeper areas are what insures that you will never have a neighbor within view.
This is a very unique and special property. It offers a privacy and serenity well beyond the norm. This isn't a property for everyone, but, for the discriminating buyer looking for real value and a truly private rural setting, this property could very well be "the one".
To top it all off, the owner is willing to consider carrying paper for a well qualified buyer with a good downpayment.
