The location of the ranch is enviable and presents multiple opportunities for its land use. The offers a 5 mile boundary on its southern end to National Forest and the San Mateo Mountains, and its northern boundary is a 6 mile stretch along NM State Hwy 60.
The towering A-L Mountain at the southern ranch border is a significant water shed and forms the headwater of Monica Canyon which draws across the ranch. The western extension of the Cat Mountain Ranch is along the basin boundary of a vast ancient lake bed known as the Plains of San Augustin which is also home to the National Radio Astronomy Observatory which operates the Very Large Array (VLA) telescopes that are booked continuously by astronomy research institutes from around the world.
Access to the ranch is excellent via either NM State Hwy 60 to the ranch's north or NM State Road 107, a caliche surface road along the eastern ranch border. The Headquarters are reached 5 1/2 miles south of US 60. All roads are privately maintained and there are no through roadways.
Improvements of the ranch are designed to facilitate the day to day cattle operation. The ranch has two major sets of shipping pens, one with cattle scales and one used as a cattle processing weaning yard.
The headquarters sits in a very scenic setting along a draw and under shady Russian Elm trees. Yet, the Magdalena school system is only 5 1/2 miles off pavement and around 12 miles on paved highway from headquarters. The main residence is a 4-bedroom adobe building with a metal propanel roof structure. Attached to the residence is a 3 bedroom guest apartment and porch.
Other structures include an all metal enclosed insulated and heated shop with attached enclosed all metal equipment room. Also at this location is a newer metal hay barn and equipment shed & yard, and nearby are stock pens with cattle chutes, a cattle load out, holding pens and a weaning lot. All this ranch infrastructure is neat, operational and quality construction.
All perimeter and interior fences are five wire barbed cedar & steel T-post construction and are in good condition. Ranch road crossings are predominantly through hassle-free cattle guards.
Located in Monica Canyon is a forest of oak, pinion and juniper woodlands. Most of the draws and canyons across the ranch provide ample shelter and habitat for livestock and wildlife alike.
The topography is a mountainous rangeland dominated by grasslands which has a good grama grass turf cover. The elevation ranges from 6,500ft - 7,500 ft. The northern and southern portions provide more tree cover than the central portions of the ranch.
This 61.51 Section cattle ranch will support a cow calf yearling operation. The State grazing lease fee of $ 7,776.99 is paid annually.
