Great location with a lot of possibilities, great hunting with a small hunting camp. Plenty of game, deer, hogs, quail, dove and predators. Hwy 44 Frontage great for oil companies to set up yards etc. Deer blinds will convey. No water well, there was a small stock tank by the creek but the berm burst and has not been repaired. Electricity available across Hwy 44, the camp has been wired for electricity, just need pole for power company to cross Hwy 44. Just a fantastic getaway place. Low fence neighbors to the east, north, west, there is a high fence neighbor south but only 400 acres are high fenced the rest are low fence. Deer have learned to roam around the 400 acre fence to feed on the 50 acres. Don't let this Great 50 acre tract getaway from you.
