502+/- acres - Eastern Atascosa County - Ultra Clean - Brush/Grassland Ranch
The ranch is almost a perfect square, with county road frontage on one full side and about 1/4 of another side. Prieto Creek, a wet weather creek, bisects the property from north to south making nice bottom-land and spots for additional tanks. For the area, it has good elevation changes from a low of 320 to 375, with the home situated on one of the highest points on the property.
The look and feel of this place is ultra clean, with just the right amount of brush and improved grass land. Approximately 150+/- acres in the front of the property is improved grass, cross fenced and makes a great cattle operation. The balance of the land falling back down to Prieto Creek is good native brush and good deep soil bottom-land.

This medium-sized ranch is located in eastern Atascosa County . Being approximately 17 miles southeast of Pleasanton and 30 miles southwest of Floresville. The property is located 6 miles south of Highway 97 and 8 miles north of FM 541. Bordered on two sides by County Road 478, a nice all weather county road. Both Pleasanton and Floresville have hospitals, restaurants, airstrips and shopping, as well as good school districts.
The area is composed of medium to large sized working/recreational ranches, and agriculture hunting are the economic drivers. The rural feel is strong and relaxed here, and the reach of the major population centers does not get out this far
WILDLIFE:
The overall hunting on this ranch is rated Good, with whitetail deer, turkey, hogs, and abundant dove. Some quail have been observed by the owner.
WATER:
Water is supplied by McCoy Water and lines feed the improvements and water troughs located throughout the property. Three nice tanks are situated on the ranch that also provide ample water for livestock and wildlife. Our sources indicate that water is very readily available should the new buyer need to drill additional wells.
Improvements:
This well maintained property did not cut corners on the improvements! The primary dwelling is a very nice 2/2, 3,000 sf. rock home perched on one of the highest spots of the property. Large den and kitchen are the high points with nice sized bedrooms and additional TV area. Porches with overhangs surround all sides of the home to enjoy the evening sunsets. Located about 100 yards from the main house is a 960 sf. cabin for extra guests. No expense was spared on the 40'x60' shop/equipment barn with 30'x40' overhangs on each side. A nice set of cattle pens round out the improvements.
