Terrain: Being along the banks of the Frio River, the ranch has a large mix of soil types creating a huge diversity of plant species which are all the more beneficial for wildlife and cattle. The major soil types found throughout the ranch are a fine sandy loam in the flats to a clay loam and silty clay in the river bottom along with gravelly loam on the hill tops. There are also decent elevation changes from the hill tops down to the river. Several old gravel pits exist on the property.

Improvements: To our knowledge, the ranch was originally purchased for hunting and recreation. Water lines have been run the entire length of the ranch to several watering stations for quail and wildlife. Remnants of old quail feeders can be found throughout the ranch alongside the troughs. There is a double wide manufactured home flanked by two railroad box cars and a lean-to shed providing plenty of secure storage. Exterior fences are in good condition with two sides being high-fenced.

Easements: There are two gas pipelines that run through the ranch. The neighbor also has an easement through the front gate to gain entry into the side of their property. This section however, is fenced off from the remainder of the ranch.
