Improvements: Nearly $400,000 has been invested in new improvements on this ranch in the last 12 months. All improvements are in new condition. These improvements include protein feeders, corn feeders, turkey feeders, quail feeders, first class deer blinds, giant observation tower, fuel storage tanks, quail surrogators, elaborate gate entrance, miles of new galvanized high game fencing, DMP breeding pens, and a very elaborate watering system. The ranch also comes with a nice recently remodeled weekend cabin. There has also been a considerable investment injected into lakes, roads, wildlife food plots, and brush improvements. Water: The ranch is extremely well watered. There are 4 stock tanks which have been cleaned out in 2009. Three of the stock tanks also have supply water lines to maintain the water levels during dry times. The system includes 21,000 feet of buried water lines, 9 20 water troughs, 3 5,000 gallon water storage reservoirs, and all new pumps and equipment. Vegetation: Most of the ranch is covered in big first growth Mesquite and loaded with a big menu of high protein brush for the wildlife. Top brush species include Guayacon, Guajillo, Colima, Granjeno, Blackbrush, Coma, Texas Persimmon, & a variety of acacia brushes. Salt Branch Creek provides an excellent diversity of big hardwoods, including live oaks, hackberry, and elm trees. Soil types are mostly sandy loam with heavy clay in the creek beds.
Wildlife: In 2009, the ranch was stocked with 72 top genetic whitetail and 75 super exotics. The whitetail herd was carefully picked from top breeders in Texas with breed bucks purchased for the ranch that will score over 200B&C. The exotics include Ibex, Fallow deer, Black Buck, Addax, Pier David, Red Deer, Gemsbok, Semitar Oryx, and an outstanding Elk herd with one bull scoring over 400B&C. In addition to the deer herd, the ranch offers outstanding dove, quail, and wild turkey hunting. Food plots have been established to enhance the bird hunting as well as providing a great supplement food source for the deer.
Minerals: There is no mineral production on the ranch. The owner will convey a portion of the royalty interest with the sale of the property.
