Location: This South Texas ranch has a pipe gated entry and fronts on paved Hwy. 187 in Zavala County, seven miles N. of Batesville, Texas.
Description: This totally game fenced ranch has an incredibly healthy and diverse terrain. Large mesquites as well as a variety of old native brush species and an abundance of grass blanket the gently rolling land. Some areas have been roller chopped to create senderos. The main pasture has three food plots with deluxe blinds, complete with protein and corn feeders with pipe fencing around to keep domestic livestock out.

Wildlife: Wildlife on the ranch includes whitetail deer, an abundance of turkey, dove and a growing number of quail exist all over the property; dove hunting has been tremendous over the past three years. The whitetail deer herd has been intensively managed the past three years, a level III MLD permit exists with harvest recommendations of 20 bucks /20 doe for the 2009-2010 season. In previous years there have been releases of 25 whitetail bucks 10 whitetail doe from outstanding genetics of which they remain, as previous harvests have been of the native herd only. Buck to doe ratio is approximately 2-1 with density of 1 deer to 5 acres. Numerous bucks exist in the 160 B&C range with a few well over 170 B&C as four year olds. There is a 6yr old 12 point with 25” spread that remains as well.
Water: Water system on the ranch is excellent with one well and two miles of underground water lines to all food plots and wildlife watering stations. There is an 8000 gal. covered water storage tank which distributes water to the four concrete water troughs and a pond at the headquarters.
Improvements: Improvements on the ranch comprise of a new septic system, a very comfortable deluxe hunters headquarters complete with three adjoining cabins with full private bathrooms, A/C and heat, an outdoor kitchen, and supply room with separate laundry room. All cabin exteriors are of cedar with interior finishes of knotty pine; all carpentry and finish work is of the highest quality of materials and workmanship. Within the fenced yard is a walk-in cooler and fire pit arrangement making for easy access and camp enjoyment. There are two quail feeders at the two ponds, a 100 yard rifle range with “outback” bench rest table and clay pigeon thrower that is situated on the tank dam. Approximately ¼ mile from headquarters there is a tractor barn and ATV container which are great for storing implements, and an arrangement of pipe cattle pens.
