What I like about this property: I like this property because it is located within 45 minutes of Little Rock and offers great potential for both duck hunting and deer hunting. I like that the property is split into three tracts with two of them touching. The 40 and the 20 are staggered to allow for more space between your duck blinds. I also like that the 1 acre homesite is just up the road so that you wouldn't be disturbing the hunting by having a cabin too close.
What I would do if I owned this property: If I owned this property I would do a minimal amount of dirt work on the southern field so that it could hold a flood. I would then drop in a submersible well. I would then plant that 20+/- acres and leave it for the ducks. Due to the heaviness of the soils in this area, there are not as many fields flooded for duck hunting. This would provide a good food source to hold ducks on the property.
