This large tract has both seasonal runoff creeks and a year-round flowing creek that contains beautiful ridges and ravines that are easily navigated by the existing trail system. This property has some of the finest standing hardwood timber that you will ever find. In fact, the assessment of a hired professional forester has placed this property in the top 5% of timber potential you will find in the state of Indiana. To top that off, this area of the state produces some of the best white oak lumber found anywhere in the world. This property can offer a fantastic return on investment, with an on-going timber management strategy, can produce income on into the future.

Putnam County is a great, consistent producer of big trophy bucks, and this property although good now, would be even better with the harvesting of some timber to allow sunlight to create more ground-level growth of woodland species for great food and cover deer habitat. There are nearby crop fields that undoubtedly help provide great food sources for the resident whitetails and wild turkeys. There are a few smaller openings within the timber that could easily be converted to food plots to add some immediate beneficial food sources as well. The oaks species present include white, red, and chinquapin and were heavily dropping acorns throughout while I was photographing the property. There are dozens of possible tree stand locations that can be easily accessed from the path that would capitalize on creek crossings, ridge point convergence, farm field destinations, ridge saddles and more.
The property is easily accessed off the county road from the southeast corner driveway. There are 2 homes that are situated at the entry point of this driveway that will discourage any unwanted visitors. The county roads are hard-surfaced making driving to the farm more pleasant in inclement weather. There are also plenty of level areas within a practical distance of the driveway that would make for ideal home/hunting cabin locations.
Besides great deer and turkey hunting, there will be spring morels to pick and there was a noticeable amount of ginseng that could be harvested in the fall season for fun and cash!
This property although quiet and peaceful is within a short drive to Greencastle or Brazil for groceries, supplies or dining, and also a 20-minute drive to Raccoon Lake for fishing and boating family fun.
