This nice section of grassland is just north of Lake McKenzie in Briscoe County. The northeast quarter is still considered farmland but has not been plowed for several years and has scattered small mesquites. The rest of the section has an excellent cover of larger mesquite which offer good cover for deer.
There are two windmills with large drinking tubs on the west half section. There is barbed-wire perimeter and cross fencing with mostly cedar post that is in need of repair. Electricity is available along the south and part of the west side of the property. FM 3300 runs along its north side and there are county roads on its east and south sides.
Cope Creek which is a wet weather creek and a major source of water for Lake McKenzie runs through the property. There is an old caliche pit on the property that is still used occasionally.
