624 acres of this tract are subject to a Conservation Easement in favor of Mississippi Land Trust. The general purpose of the easement is to ensure the perpetual protection of the land in its current undeveloped & relatively natural timbered state. To that end, it does not restrict, and actually encourages, the owners right for the continued use of the land, including the roads and trails, for habitat improvement, forest management & harvest, camping, hunting, fishing and trapping. It does, however, prohibit the owner from subdividing the property, any commercial or industrial uses, or constructing or placing buildings or other structures on the easement acreage. The 15 acre base camp off MS Hwy 6 and a 5 acre tract off MS Hwy 371 are exempt from the easement and provide ample space should one want to add cabins or a central lodge.
