This section with over 85% Pullman A soil is well suited for growing feed for the area feedyards and dairies, wheat for grain and grazing or would be an excellent cotton farm. FM 2397 provides one mile of frontage on the south boundary of the farm and there are county maintained roads along the west side and east side of the property. There are ten irrigation wells equipped with submersible electric motors, pumps and control panels and two 2400 +/- center pivot sprinklers. One is a 2011 Valley with 11.2 x 38 tires and 60 drops and the other a 1989 Zimmatic with mostly 14.9 x 24 tires and 60 drops. Both center pivots are nozzled at 800 GPM and complete with booster pumps.
