This 7,000-acre South Texas ranch is specially geared to the trophy white-tailed hunting enthusiast with high game fencing surrounding all but five miles of the perimeter. The ranch has been allowed to revert back to its natural state with native and Klein grasses predominating amid rolling to hilly terrain with dense heavy blackbrush throughout the ranch. The owner has “rested” the ranch from commercial hunting for the past several years allowing the deer population to propagate. The ranch is known for excellent bucks harvested over the years. There have been no cattle on the ranch for the past several years but typical stocking rates will run 20 to 30 acres per animal unit.
The ranch has a number of fields that would lend themselves to doveweed, sunflowers or sesame, which should significantly enhance wing shooting. Abundant wild turkey can be found along the draws and banks of Indian Creek, which runs through the front of the ranch and is typically dry through most of the year. Whitewing and mourning dove are also abundant along with Bobwhite quail, wild hogs, javelina and other wildlife. It is common to spot an occasional bobcat. The wildlife, natural beauty and native habitat on this ranch are breathtaking!
As the ranch is situated over the Edwards Aquifer Recharge Zone, there is plentiful water available. There are 13 water wells with pumps and lines along with seven dirt tanks. Each well is equipped with a large concrete reservoir, or “pila,” that typically holds 2,000 gallons of water. All water locations are spaced at 1/2-mile intervals providing easy access for wildlife. The pumps are powered by a mobile diesel generator, which can be moved about the ranch when needed.
A good caliche road connects the west entrance to the ranch headquarters situated in the center of the property. The Owner’s 1,380 sq. ft. three-bedroom, 2-bath frame house is very comfortably equipped with central heat and air conditioning, large kitchen, dining area, office and nice den with rock fireplace. Additionally there is a scenic backyard rock patio shaded with large oaks. DSL phone service provides landline and broadband Internet connection that is unusually convenient for some deer hunters(!) and there is a satellite dish providing good TV reception.
Southwest of the Owner’s residence is the hunting camp area comprised of six buildings. There is an 800 sq. ft. concrete block cook/dining/entertainment house, an 840 sq. ft. metal-sided bunkhouse and two metal storage buildings. One is completely outfitted for cleaning game. Additionally, there is a 2,500 sq. ft. pre-engineered metal barn which doubles as a workshop for the ranch and storage for ranch vehicles and equipment. There is also a three-sided metal hay shed in the complex.
This ranch has been designed to be a turnkey hunting ranch. Everything is ready to go just in time for the 2005 – 2006 hunting season! It is a perfect trophy hunter’s setup!
