Freestone County, Texas
Summary: This is a rare investment opportunity to own prime hunting land in far southwest Freestone County, only about 3 miles north of Buffalo, TX and the Leon County line. This property has been owned by my family for almost 40 years and borders part of the Jewett Mine to the east, which is in various stages of reclamation. This land was not actually mined, but was used as an auxiliary location for mine operations. Due to County Road closures by the mine, it was not hunted for approximately 12 years, was only hunted by family prior to that and has only been hunted by myself for the last 2 years. During that time no deer have been harvested and only feral hogs and predators have been taken off this farm in an effort to not only benefit the deer herd but also to control damage to the land by feral hogs. ...

Because of activity and reclamation work done at the adjacent mine site, this property boarders what is essentially a several hundred acre nature preserve which has allowed all the wildlife in the area to thrive. There are very big bucks on this farm, especially for this part of the Post Oak Savannah Region of Texas. Hogs, varmints, dove and small game are also plentiful. The property is about 50% heavily wooded and about 50% open, newly planted coastal Bermuda pasture land. The property is bordered by Linn creek to the west and Wilkerson Spring Branch to the east. The reclamation of Wilkerson Spring Branch by the coal company has garnered several awards from both the Texas Parks and Wildlife Department as well as the Texas Railroad Commission. Hundreds of native hardwoods have been planted along the banks to ensure a healthy riparian bottom land for many years to come. Please see the files section of this listing for a detailed PDF of the reclamation work done. In addition, the mine haul road that runs from north to south through the property is scheduled to be reclaimed by the mining company in 2016 at the same time the County Roads are replaced and re-opened. Once final reclamation work is complete at the adjacent mine site this land had the potential to greatly appreciate in value over the next few years.
Minerals: Seller owns no minerals rights to covey.
Easements: There is one gas well pad site that is approximately 4 acres in size. From that pad site a pipeline easement runs southwest across the property and creates two excellent shooting lanes. There is also a road maintained by the gas company that gives easy access to the western corner of property which is densely wooded native bottom land.
Water: In addition to the two creeks on each border, there are two wells on the property and a small tank/lake site.
