History: The Property was originally assembled for a nuclear power plant. Because the Property was assembled under the threat of eminent domain, it would be nearly impossible to duplicate it today. The Property encompasses part of the former farming village of Scottsville, Pennsylvania (see attached Topo Map). It was acquired by a power company in the late 60's and early 70's for a power plant that was never built. The town of Scottsville was demolished leaving only foundations of homes hidden today by forest. The land remains undeveloped.
Great Potential for Surface Development. Windham Township, in Wyoming County, PA where the Property is located, has no zoning and reverts back to Wyoming County for their zoning. Proctor & Gamble ("P&G") has a major facility less than two miles away thats now energy self sufficient and P&G is or will be soon exporting natural gas via the Auburn Gathering System into the Tennessee Pipeline plus they plan on installing the only fast-fill CNG station in the region to replace more than 400,000 gallons of diesel. Third, the Commonwealth of Pennsylvania may provide major incentives to bring industry there. See the $1.7 billion in estimated tax breaks the state offered Shell Oil Company for its proposed gas cracker plant in Beaver County, PA, that will convert ethane into chemicals to make plastic products. Interstate 81 is 30 minutes to the east and can be reached from U.S. 6. Interstate 80 is 60 miles south and intersects I-81. There is a manufacturing resurgence in the United States based in part on inexpensive and abundant shale natural gas. For example, there is $90 billion in infrastructure buildout planned for natural gas export in Louisiana based upon the track record of shale fracking. On a much smaller scale but closer to the Property in Bradford County, Pennsylvania (25 miles from the Property) REV LNG, Inc., has is seeking approval from the local planning commission to build a liquefied natural gas (LNG) producing facility in Herrick Township, PA. The plant would produce fuel for 18-wheel trucking fleets, and REV LNG, Inc. has received an $800,000 grant from the state Department of Environmental Protection.
The Property and Its Location in the Range Resources "Super-Rich" Core and the "Chesapeake Energy ('CHK') Core of the Core": This land in Northwest Wyoming County, in Northeastern Pennsylvania (the "Property") is in the heart of the three-county Northeast Pennsylvania Marcellus shale play consisting of Northwest Wyoming, Bradford and Susquehanna Counties. The acreage is in a potential sweet spot of the Northeast Pennsylvania Marcellus, and will have abundant shale gas for industrial operations. In Chesapeake Energy's October 2013 investor presentation, they describe the area in Northwest Wyoming County as part of the "CHK Core of the Core" for Marcellus Shale Dry Gas (see attached map titled Northern Marcellus) and the Property is located in the Range Resources "Super-Rich" core (see red shaded areas in attached map titled "Gas in Place (GIP) - Marcellus Shale"). Most of the top 25 wells in Wyoming County are within a few miles of the Property and for their reported production as of February 2014 PA DEP data, see attached Top 25 Wells in Wyom Cnty. Cabot Gas & Oil recently upgraded its average Expected Ultimate Recovery ("EUR") per well from 14 billion cubic feet ("BCF") to a possible 20 BCF for its northeast Pennsylvania wells.
Nearby Pipelines: Several major pipelines are nearby and multiple new pipelines and expansions of existing pipelines are being constructed to dramatically increase the takeaway capacity of the Northeastern Pennsylvania Core Marcellus. The Property is approximately two miles from the Auburn Gathering System to the East, approximately 6-7 miles from the Tennessee Pipeline to the North, approximately 30 miles from the Transco pipeline to the South, and approximately 10-12 miles from Williams Springville Gathering Line to the East. The newly proposed Williams Atlantic Sunrise Expansion pipeline will also travel through Wyoming County. The proposed PennEast Pipeline will travel from Luzerne County, to the South and East, and continue 100 miles into New Jersey with a takeaway capacity of nearly 1 BCF (Northeast Pennsylvania Business Journal, Oct 2014 "Proposed interstate natural-gas pipeline open season closed Aug. 29 with nearly 1 Bcf of committed capacity"). Multiple additional pipelines are under construction. The Constitution pipeline will connect the Marcellus to New York and New England. Cabot and Williams Partners LP are building this 120 mile pipeline. Williams also plans to take more Pennsylvania gas on its Transco lines through several projects. Spectra Energy Corporation has multiple projects in the Marcellus. Kinder Morgan Energy Partners LP is expanding its Tennessee pipeline constructing additional lines in Massachusetts.
New Transmission Line to Serve Marcellus Shale Power Generation Plants: PP&L Electric Utilities, Inc's $4-6 billion, 725 mile, 500 kV transmission line is designed to take electricity generated near Pennsylvania's booming shale gas region and deliver it to New York, New Jersey, and Maryland. Beyond the billions in initial construction costs, the project would enourage the building of more natural gas fired power plants, to replace coal-fired ones. PPL said the project would increase reliability during periods of peak power demand and save hundreds of millions of dollars for customers. PJM Interconnection of Audubon, Pennsylvania, which oversees wholesale electric demand for 61 million customers in a 13-state mid-Atlantic region, has said that the electric grid is "undergoing an extraordinary transformation as coal-fired plants retire.
Abundant Groundwater Available from Subsurface and the Susquehanna River:
Abundant groundwater is available on the Property as well. Ground water withdrawal for irrigation and other purposes or direct withdrawal from the Susquehanna River (the River) is subject to rules and regulations of the Susquehanna River Basin Commission (SRBC).
Survey: The Property has been surveyed as per ALTA/ACSM standards in 2004.
Road Frontage: 4,906.74 +/- feet of frontage on Township Road 444 (aka Cemetery Road) and 3,308.12 +/- feet of frontage on Township Road 443 (aka Scottsville Road).
Zoning: There is no local zoning in Windham Township where the Property is located. The subdivision and land development in this township is regulated by Wyoming County, Pennsylvania, through its Planning Commission.
Sand, Gravel Shale and Bluestone: From a review of the soils map, the property contains good deposits of sand, gravel, shale, and bluestone, however, no mineral assay was performed. Most of the major sand and gravel mines in Wyoming County are located adjacent to the River. See enclosed soils map of the Property (south of the River only). A bluestone quarry is operating on the adjacent contiguous property to the south and the bluestone deposits continue onto the Property.
Annual Farming and Hunting Leases on Property: The Property is presently leased for hunting and farming on a year-to-year basis.
Farmlands: There are five farm fields which are leased to a local farmer on an annual basis for planting field corn. All leases terminate annually. There is another 50-100 acres that can be reverted back to working farmland and/or pasture land.
Wind and Solar: The Property has not been leased for wind and solar. BP has a wind farm located partially in Mehoopany Township (part of the Property is located in Mehoopany Township) with 88 turbines.

Taxes: Taxes in 2014 on the parcel containing the 705.24 +/- acres were less than $2,000. Negotiation and Purchase and Sale Agreement. Dispute Resolution/Arbitration Policy. In the event of any dispute that arises out of your use of this website or the Information contained herein, such dispute will be settled by arbitration in accordance with the rules for commercial arbitration of the American Arbitration Association in effect at the time such arbitration is initiated. Seller and [potential] Buyer shall appoint an individual as arbitrator and the two so appointed shall then appoint a third arbitrator. If either such party refuses or neglects to appoint an arbitrator within thirty (30) business days, the other party may appoint the second arbitrator. If the two arbitrators do not agree on the third arbitrator within thirty (30) business days of their appointment, each of the arbitrators shall nominate three individuals. Each arbitrator shall then decline two of the nominations presented by the other arbitrator. The third arbitrator shall then be chosen from the remaining two nominations by drawing lots. The arbitration hearing shall be held in a place chosen by the Seller in the Sellers sole and absolute discretion.
The arbitrators shall follow judicial formalities or the rules of evidence required by governing law. The law of Pennsylvania shall govern this arbitration to the fullest extent permitted by law, and all proceedings conducted by the arbitrators shall be held in Wyoming or Luzerne counties of Pennsylvania in the Sellers sole and absolute discretion.
The decision rendered by a majority of the arbitrators shall be final and binding on all parties involved in the arbitration. Such decision shall be a condition precedent to any right of legal action arising out of the arbitrated dispute which either party may have against the other. Judgment upon the award rendered may be entered in any court having jurisdiction thereof. Each party involved in the arbitration shall pay its own costs and attorneys fees, the fee and expenses of its own arbitrator, and one-half of the fee and expenses of the third arbitrator. All other expenses of the arbitration shall be equally divided between the said parties. Any action filed in order to enforce this Agreement, including an arbitration award will be filed solely in the courts located in Wyoming or Luzerne counties of Pennsylvania in the Sellers sole and absolute discretion.
The parties to any such arbitration agree, and the appointed arbitrators shall agree, as part of acceptance of nomination, to keep confidential and not disclose to persons not connected with the arbitration the details of the arbitration proceeding and all information received by them as may be required by process of law.

LH Properties Inc. will make reasonable efforts to respond to all contacts, inquiries and requests for additional information from potential buyers who have reviewed the Information on the Property, however under no circumstance may Seller be held accountable for any inability or failure to do so.
