The Carrizo/Wilcox aquifer is situated under the site, with irrigation-quantity water available at around 1,000 feet. A strong well on an adjoining property drives a sizable pivot, and it is very likely that the C/W could be harnessed here as well.
The metro areas of Austin and San Antonio have identified this aquifer as a potential primary source of groundwater for the millions of people moving into the area. Several major water marketers, including San Antonio Water Systems (SAWS), are known to be actively establishing rights to pump and export water from this area. In fact, a possible major water pipeline route from C/W wells in the area has been plotted through this ranch, further adding to its desirability as a potential groundwater source.
LAND: The site is home to productive soils, primarily of the Luling and Wilco series. The major drainage also features Miguel soil types. All of these soils are well suited for crops, pasture and native range, and allow a variety of uses, including commercial animal and forage production, as well as wildlife habitat.
The topo is gently rolling from NW to SE, and there are high points affording distant views of the verdant countryside. Erosion is moderate and can be controlled by proper range and drainage management techniques. The land has been used in recent times for hay crops, and once was one of the most prolific and modern dairy operations in the State of Texas.
