Location
This fine value of a ranch is located about 25 miles SW of Rocksprings in western Edwards County, with about one half of the ranch lying in Val Verde County. Access is via private, all-weather easement road 10 miles west of US 377. This easement is used by several adjoining ranchers, but there is no thru traffic, and traffic is normally light, picking up somewhat during hunting season.
Most supplies are found in Rocksprings, with everything else, including a hospital, found in Del Rio, which is about 40 miles south. World class fishing and recreation are abound in nearby Lake Amistad, with exciting Mexico less than one hour’s drive from the ranch. Water
The area possesses adequate groundwater, and there is one shared windmill well located off site. Best groundwater can be found in the Edwards-Trinity Aquifer, lying approximately 700’ below surface level, however, reliable water is currently being pumped around 450’. Land
As one may imagine, habitat is rated as very good, with the wide, deeper soil Mailtrail Creek valley and an associated tributary being the centerpiece. These scenic valleys are a landmark for the area, and offers beautiful groves of liveoak along their length. Brushy hills rise 250 feet above the valley, and are covered in cedar, Texas oak, mountain laurel and other native shrubs. The ridgelines offer panoramic views of the surrounding countryside, and are laced with fertile side valleys loaded up with game-friendly shrubs and trees including mesquite, oak and piñon pines.
This ranch and general area are renowned for the quantity and quality of the whitetail deer and Rio Grande turkey populations. A 155 B&C whitetail was harvested in 12/08 on a neighboring ranch, and 130+ scores are fairly common. The turkey hunting is rated as superb, with opportunities for taking bobcat, hogs, varmints, aoudad and exotics abound.
Improvements
There are newly constructed ranch roads providing access to all areas of the ranch, and the ranch is perimeter fenced on three sides with typical net-wire fencing.
Financial
