This 16 acres on the west side of the Sabinal contains about 2/3 of the vines with two 40/60 metal buildings with 9 of spray foam insulation in the walls. Both barns have two qty 5 ton air conditioners. A must if you plan on making, bottling, and storing your own wine. Crossing the river you find the 62 acre ranch with a primary residence and separate mother-in-law house. On this side you have he other 1/3 of the vines. The vines are all protected by high fence. The ranch is low fenced and has an abundance of wildlife. Common to the area you have white tail, axis deer, turkeys, and pigs. The exotics currently on this place are red stag and elk. This side of the ranch has a robust 2000 feet of Sabinal riverfront. There is a shallow 14 well on this side and a much deeper Trinity well on the other side. One of the barns, on the winery side, has the ability to catch 6000 gallons of rain water with improvements already in place for another 6000 gallons worth of storage.
