It has never been formally tested for irrigation potential, but the owner has been told the east side may allow for it, because some of the neighboring farms to the east have irrigation wells on them.
The farm follows Highway 62/83 on its west side for 1.3 miles, and FM 104/2876 on its east side for one mile, both of which are paved roads, so you can easily access the farm from either way. While the farm's primary use is for agriculture, it can be hunted for deer, hogs, and turkey along the creeks and wooded native pastures on the north side.
The seller will split 50/50 whatever minerals he owns, but doesn't believe to have very many and makes no warranty as to what is owned.
