At the end of quiet, paved County Road 313 lies a diamond in the rough (SKD01). Electricity and City Water are located at the dead end of CR 313 where SKD01 begins. Topography near the entrance of SKD01 offers several potential building sites. A sturdy 40' X 50' barn is located near the entrance. With minor clearing work, one potential building site is particularly attractive due to its location on a hill overlooking beautiful bottomland and the mature hardwood growing on the Divide Section WMA. The majority of SKD01's eastern boundary is in common with the Divide Section WMA which lies to the east between the subject property and the Tennessee Tombigbee Waterway. This portion of the WMA offers hunting in beautiful, mature bottomland hardwood timber! This will give the owner access to a portion of the WMA that is not easily accessible to the general public. The deer and turkey populations in this area are very healthy and bountiful. There are also a couple of old slough runs down in the bottom that hold enough water during the wet season to attract plenty of waterfowl for hunting and/or viewing. ATTENTION!!! Avid boaters and anglers: SKD01 is located about 10 minutes from 2 different public boat ramps that put you on the Tenn-Tom Waterway and Pickwick Lake!!!! If you are unaware, these waters offer some of the most beautiful scenery, watersports opportunities, and fishing anywhere in our great country!! When you combine the water that the above mentioned boat ramps give you access to without having to lock through any dams (Pickwick, Bay Springs, Tenn-Tom), this adds up to over 50,000 acres of water!!!!
