Coastal Farm
80 +/- Acres
Foard County, Texas
This farm is located in the Rayland community of Foard County, just two miles north of Highway 70. The property is a turn-key cattle operation or would serve well as a horse farm too.
The whole 80 acres has new fencing around its perimeter, with metal T-posts and reinforced piped corners. The pipe has been cemented into the ground for extra stability. The fences are all five-line, barbed wire. The property has two gated entrances off of CR 293. The main entrance has a double metal gate, and the other is a single metal gate. The double metal gate is where the cattle trap is, which makes for easy loading and unloading of livestock. There is a small set of pens at the trap too.

The soil type is sandy and is perfect as a grass pasture. The land was once in cultivation, but was put into the CRP program and sewn in lovegrass. When the CRP contract expired several years ago, the farm was sprigged in coastal bermuda. The coastal now has an excellent stand and is choking out the lovegrass. With minimal maintenance and time, the pasture will be completely coastal and will be prime for baling, if desired.
This farm is located over a strong aquifer, and many of the surrounding properties have pivot systems in place. These wells run at approximately 300-400 gallons/minute. This 80 acre tract would be perfect for a long half-circle pivot or small full circle. Currently, the farm's main water source is a solar-powered water well, which keeps troughs full for the owner's cattle.
The farm is lined on it north and south sides by tall shelterbelts, which act as windbreaks and prevent top soil erosion. There is some potential for deer and turkey hunting off of these trees. The property has good access from the county road. With excellent ground water and utilities located just across the road, the property is an excellent homesite. There is plenty of room to build additional pens, barns, etc.
The terrain is mostly flat, with a slight slope on the east side. There are a few locations suitable to digging a water tank.
