STRAWBERRY VIEW PARCEL 6: SALE PENDING.
These approximately 80 acres (79.89) are for sale by owner (FSBO), with no realtor commissions. Parcel 6 is mostly the very wide and flat top of a ridge, and it has incredible views of both the famous John Day Valley and the snow-capped Strawberry Mountains directly across the Valley. It has endless Forest Service land on its north side, and 240 acres of nicely timbered, landlocked BLM on its east and south side (the four photos after the aerial map are of the BLM land). Its west side borders a large cattle ranch. It gets good cell service.
The property is accessed directly off State Highway 26, then up a gravel/dirt road. See the Spine Road Map in the Resources section, below. The Spine Road is the only access to the property, as there are no roads into Parcel 6 from either the FS or the BLM. So you will control ac...
The property is accessed directly off State Highway 26, then up a gravel/dirt road. See the Spine Road Map in the Resources section, below. The Spine Road is the only access to the property, as there are no roads into Parcel 6 from either the FS or the BLM. So you will control access to your land. This summer Seller had a long stretch of the Spine Road rebuilt and rocked, so a 4x4 pickup pulling a small camp trailer should now be able to get up to the large flat that is Parcel 6. But Buyers must determine for themselves whether their rigs can get there.
From the Spine Roads intersection with Hwy 26, it is only four minutes to the quaint little town of Prairie City in Grant County, and only eleven minutes to the big town of John Day with its additional restaurants and shopping. So in addition to being able to escape to your own good-sized country slice of beautiful Grant County, you'll also be close enough to civilization to go mingle with the great local people any time you want. In fact, the local folks may be the best part of spending time here -- they're so friendly and real that you'll swear you've gone back in time fifty years!
Parcel 6 has good elk hunting, as well as deer, bear, grouse and turkeys. With over 40 acres, you will be entitled to two Landowner Preference (LOP) cow elk tags each year. A local excavation company can build you a nice graveled RV pad to serve as your hunting camp for a surprisingly low cost.
Beautiful and peaceful Magone Lake (pronounced Mah-Goon) is only about 25 minutes away, up paved County Road 18 to the north. With its boat ramp, dock, and picnic area, Magone is a great place to fish, boat, paddleboard, swim, and in general enjoy the beautiful scenery around the lake. Its also just a short drive to the fantastic trails, lakes, and waterfalls located in the Strawberry Mountain Wilderness Area.
The best way for you tour this unique property is to walk its borders is by using the OnX Hunt app on your phone. The app is only $30 per year, and is easy to use. If you already have the app, email the Seller and you'll be sent the OnX Area map that will roughly show the approximate borders of the Parcels. Then download and print the OnX User Instructions from the "Resources" below, and follow the instructions. Or, you can just print the attached Parcel 6 OnX map (see Resources, below), and generally explore the main parts of the properties.
Parcel 6 is zoned Multiple Use Range (MUR), and it is very unlikely to qualify for a residential building permit. See the Planning Director's brief summary of the basic dwelling rules in MUR, attached in the Resources section, below. Buyer must do own due diligence re "buildability," but Seller advises that will probably be a waste of time to try for a permit.
The 2022/2023 property taxes on Parcel 6 were only $162, Grant County tax account 2665. So the cost to carry this property is incredibly low.
This property is priced to move, but reasonable all-cash offers will also be given prompt consideration. Serious, qualified buyers only; please don't waste our time if you can't afford it. Buyers must do their own due diligence, as property is sold AS-IS, with no representations by Seller. Seller is frequently out of cell service, so please send questions and offers via email or leave voicemail.
There are No Trespassing signs posted by the property, but if you are a legitimate buyer investigating a purchase of the property, please contact me and I will authorize you to go onto it. The property is a natural wildland, with all the dangers that come with that, so if you enter the property you are agreeing (1) that you are ENTERING AT YOUR OWN RISK, and (2) that you will do NO FIRES, wood cutting, hunting, or overnight camping of any kind.
