This area of the county is well known for the large amount of wildlife and outstanding genetics! Trophy whitetails are often spotted on and near the ranch, as well as large flocks of Rio Grande Turkeys! Some areas of the property offer as good quail habitat as there is in the North Texas area. Neighboring farms having irrigation provide excellent food sources for wildlife, even in periods of dry weather, keeping the large populations of game in the area! The center of the ranch features a nice, graveled entrance road to the middle of the property where several of the many divided pastures converge, allowing for easy livestock handling. In addition, several higher points would make an excellent future building site a for a ranch house or cabin on the property. Electricity is a short distance to the north and there are already two water wells in place on the ranch! Both interior and exterior fencing is fair to excellent with cross-divided fencing for rotational grazing. Major entrances to pastures are pipe-gated (one having a cattle guard) for quick passage and convenience. Groundwater is available from two water wells plumbed to two 20x20 concrete troughs with automatic float valves. Uncommon in the area, there are also two year-round ponds for both livestock and wildlife. The sandy well-drained soils are excellent for the 150 acres of improved coastal pasture, perfect for livestock grazing and/or hay production with an additional 300+/- acres that can be utilized for cultivation or grazed as native. The central portion of the ranch is very scenic featuring rolling sand hills with shinnery oak thickets and hardwood shelterbelts, providing excellent habitat for Whitetail deer, Rio Grande turkey, and Bobwhite quail. The varied terrain, minimal hunting pressure in the area, and large acreage under one tract, allow wildlife to reach their full potential on the property.
