TRACT DESCRIPTIONS
Tract 1: 764 ac 143 Irrigated Acres, 351 Acres Pasture, Well with 2,989 GPM. Tract 1 has two irrigated circles. The pasture is a combination of meadow grassland along Beaver River and sand hill grass with a solar water tank system. There is underground irrigation pipe linking Tract 1 and Tract 2. Combine Tracts 1 & 2 for 621 irrigated acres. Excellent hunting along Beaver River.
Tract 2: 511 ac 208 Irrigated Acres, 303 Acres Pasture. Tract 2 is situated on the southside of Beaver River and offers a great combination of irrigated land and meadow pasture with good cover for white tail hunting. There is an underground irrigation pipe linking Tract 2 to Tract 1. Combine with Tract 1 for a total of 1275 acres with 621 irrigated.
Tract 3: 436 ac 342 Irrigated Acres, 94 Acres Pasture, Well with 2,512 GPM. Tract 3 is situated along Beaver River and has an underground irrigation pipe linking it to Tract 4. Combine Tracts 3 & 4 and purchase 908 acres with 540 irrigated acres. Excellent hunting along the Beaver River corridor.
Tract 4: 472 ac 198 Irrigated Acres, 274 Acres Pasture. Tract 4 is linked to Tract 3 through an underground irrigation pipe. Combine the two tracts for 540 irrigated acres with excellent hunting and meadow pasture land. There are working pens, well and livestock water tanks.
Tract 5: 690 ac 342 Irrigated Acres, 348 Acres Pasture, Well with 2,865 GPM. Tract 5 provides a strong well and combination of meadow grass and woods along Beaver River. There is an underground irrigation pipe system linking Tracts 5 & 6. Purchase both tracts for a total of 1485 acres with 588 irrigated acres.
Tract 6: 775 ac 246 Irrigated Acres, 529 Acres Pasture. Tract 6 is along Beaver River with 540 pasture acres and a solar water tank system. Linked to Tract 5 via an underground irrigation pipe system. Combine Tract 6 with Tract 5 for a total acreage of 1485 and 588 irrigated acres.
Tract 7: 688 ac 342 Irrigated Acres, 346 Acres Pasture, Well with 2,658 GPM. Tract 7 offers irrigation with strong water and nearly an equal acreage of native sandhill grass. There is an underground irrigation pipe system linking Tracts 7, 8 & 13. Combine all these tracts for a total acreage of 1569 with 952 irrigated acres. Great hunting and meadow grass along Beaver River.
Tract 8: 257 ac 125 Irrigated Acres, 132 Acres Pasture. Tract 8 has frontage and access off Hwy 64. The irrigation water comes from Tract 7 currently. This is a great tract by itself or in combination with Tracts 7, 9, 13 & 14.
Tract 9: 504 ac 500 Acres Pasture. Tract 9 fronts Hwy 64, is native grass and is improved w/ a corral, working pens, a 12x84 steel platform truck scale and a 20x80 livestock shed with loading chute.
