Location: South of Hermiston, Or. on the Highway 207/Buttercreek Road. The ranch is approximately one mile past the 207 turnoff to Lexington with a haybarn to the east and the bulk of the property lying to the west.
Climate: It is very mild in the winter with little or no snow accumulation. Spring comes early with field work starting in March and April. Summers are warm with lots of sun and excellent growing conditions.
Land: This farm consists of approximately 910 deeded acres. There are 318 acres in dryland wheat which is rented out at $12,000/yr., 340 acres of CRP with a new 10 year contract at 20,000/yr., 160 acres of irrigated alfalfa, the balance in grazing and land around the improvements.

There are two pumps: a 25 and 40 horse pump. The sellers say they are 6th on the creek with the water drying up in June/July. They flood part of their ground in the very early spring so as to not use the early water but then use it to enhance their later cuttings. They have not fertilized. Two hay barns are used. The capacity of one is 280 tons and the other is 120 tons. There are two concrete, steel bridges across Buttercreek.
Wildlife: Upland birds consist mostly of pheasants, chukars and quail with pheasants the predominant species. You can always harvest a deer on the ranch as there are plenty in the alfalfa, wheat, and CRP. Waterfowl can be hunted on Buttercreek by jump shooting also.
Improvements: The main family dwelling is a two story, older home with an unfinished basement. It has 4 bedrooms and one bath. Water is from a 50 gpm well and it is oil heated and has AC. A shop, barn, corrals, machine shed, bunkhouse and RV hookup also are on the property. The RV hookup has sewer, electricity and water.
General Observations: This farm/ranch is small enough to be run by one person but varied enough to be an asset to a larger operation. The owner has wintered a large herd of cows here because of the hay grown and the mild climate. The CRP has an added inducement because of the steady income for 10 years. Having a mild climate with an excellent growing season just add to this piece. This place is in a predominately agricultural area with tools, parts, and labor nearby.
