Pass our property you will see a few 5th-wheels. These are not occupied but are used for hunters. The other adjoining neighbor owns several hundred acres of land and lease their land to hunters mostly from Texas. According to our Seller and the neighbor these hunters are nice, cicilized and helpful as well! Our seller has 3 STOCKED Ponds, nice size and deep. In addition to that there is a hidden place with a small waterfall when there are rainy days. This area consist of a large rock plateau with a deep terrain and cave-like rock formation and water in the middle. It reminded me a bit to the time of Dinosaurs. Local folks tell me that this was formed by water from the Canadian River and the stories are that many locals have found historical fossils there. It is one of the most beautiful things I have seen formed by Mother Nature! The land consist of 95 m/l acres, is about 65% open with the rest in scattered wood and timber. The 2 hunting stands will remain and were built by the Owner. Very solid! The terrain features level, sloping and steep land with 2 canyon-like areas. As you can see on the pictures the ponds are simply beautiful, are of good size and full of water which currently is a rare thing in our area due to lack of rainfall. The 65% open area can be utilized for many things. I had Doug Stewart from Adams True Value in McAlester with me to look at the land. He has extensive experience for over 30 years in fertilizing land and is well known by Farmers/Ranchers for his knowledge on improving land. In addition to that he is a big hunter! If someone wants to utilize the land for hunting only then he recommends to put the open area into wheat fields; if someone wants to hold cattle then the land needs to be weed sprayed and fertilized; which he can give you quotes on the cost as well.They can sell you the right fertilizer or come out and do it for you. As you can see on several hunting website; Hughes County, Ok is well known for hunting, especially this area; since it is only a few miles to the Canadian River and wildlife like to roam there. Since this property is secluded in the mountain range there is no public rural water available. The house is supplied by water from the clear pond with extensive filtration system. This pond is fenced to keep animals out; features a fishing dock and pump house. From here the water is pumped to the pump-house with filtration system and 1000 gal. holding tank. Utilities consist of propane and electric, no water bill of course. 2 ponds have a small dock; ideal for fishing and one of the ponds the Seller considers their "recreational" pond. This is where they hold Picnics, BBQ's, go fishing with the kids, hold family gatherings or paddle boating. Like I said, this is a hidden paradise! A Treasure like this does not lay conveniently located on a Highway; this is the kind you find mostly uphill toward mountain ranges and therefore have to travel on COunty Roads with Gravel and in some areas dirt for about 8.5 miles. However, the reward will be amazing and in reality you are at the US Highway 270W within 9 minutes.
Let's talk about the house and then the extra buildings and holding pens: Per Assessor's records the house was built in 1986 and offers 3008' SF Living. It features a metal roof, central heat and air, fireplace,newer tilt-out windows, vinyl siding, beam & pier floor with a great, enhanced with lights crawlspace. All rooms are spacious! There are 4 bedrooms, 2 full bath, living room, dining room and split floor plan for the master bedroom. The dining room is approx. 18'x13' with tiled floor, entrance door to the outside anbd built in cabinets. The master bedroom is 17.5'x14' with a 14'x9.4' walk-in closet. Are you ready for the Living Room size? It is about 30'x18' and features carpeted floors, wood burning fireplace with gas lines to it; but not connected. Sellers prefer to use their natural resources and seldom use the central heat. I took pictures from the insulation in the attic; certainly a bunch! The hallway is 18'x4' with a full bath of the main path. The red/blue bedroom is about 17'x14', another one is 18'x12' with 13'x3' closets. Most windows have nice oversized blinds too. Are you impressed yet? There is simply tons of space and storage throughout the entire house! The U-Shaped kitchen is equipped with gas stove, dishwasher and offers tons of cabinets too. Near the house are several metal buildings consisting of workshop and adjoining bay area for lawn mowers. The exterior look is very deceiving; this buidling is well structures with concrete floors, lots of space, built in shelves,many lights and outlets, 3 entrances, double doors, electric and a wood burning stove. One of those areas is 27'18, another is 26'x12' and another is 27'x12'. By no means small! We women would call this building the "Man's Cave". It is simply a good workshop and great for storage too. Just check the attached pictures; it is well structures and also has 110/220V by the bay area. In front of this building is also a storm shelter; nice and dry with ventilation; ideal for stormy days. Near this location you see another metal building. this building was designed with functionality in mind and features holding pens, built in feeding troughs and is divided into several areas with barn entrances and gated entrance by the pen. As an example: the hay stroage area is about 28'x19', the laofing barn area about 14'x8' the attached overhang 24'x10' and another area 24'x18'. Again it may not look like much but those buildings are of good structure, just check the pictures. Near one pond is a large garden area of approx. 1 acre or more. Good sandy loam! Owner grows their own produce and melons too. This area is watered with water from the nearby pond. In that area is also a chicken pen. So all things considered you could live of this land if you wish too. I drive and work alot in different Counties, seen many different properties and have been on many unimproved COunty Roads. This property is a rare find and honestly I found the 8.5 mile ride not as a negative; since not only do you see beautiful nature going uphill but also get the reward of having a great, secluded property with scenic views on top of the mountain. And it is only 9 minutes of the main Highway! So in my opinion it is not a great inconvenience if you like seclusion; great hunting and fishing and also open land for cattle production. So if you ever dreamed of having a property like this; here is your chance...Seclusion, Fishing, Hunting...within 25 min. to McAlester can be yours...Due the quanity of the land this property will not pass secondary market financing like FHA or VA (they alloow not more than 40 acres). It will need cash or in-Bank financing; in other words you go directly to your bank and get the money.

Research Parcel InformationFrom McAlester, Ok take Highway 270W through Arpelar to N.Buffalo Rd. You will see my big sign on Highway on right. turn right and go for 7.4 miles. You will see several leading signs on right going uphill! You will go through about6 cattle guards and on 2 you will see a "no trespassing sign". The road is a legal road and those signs pertain to the open land laying beyonf the cattle guards which is not fenced on either side.
