The owner's log cabin is very attractive and comfortable. It has approx. 1200 sq. ft. of living space with two bedrooms, bathroom, utility room and large fireplace in the living/dining area. The second house is adobe with stucco exterior and has approx. 1200 sq. ft. of living space with two bedrooms, bathroom and fireplace. It could be used for a ranch employee or as a guesthouse. Other improvements at the headquarters include a 40X120 Quonset metal barn, a 35X12 tack room, a metal granary, and a nice roping arena with a bucking shoot. There is a good set of steel working pens with scale and permanent loading chute located approx. 1.5 miles south of the headquarters.
The ranch is well watered by 4 wells with submersible electic motors, pumps and control panels (3 have electrical service and 1 uses a portable generator for power), 3 large, steel strorage tanks for water storage(capacity is approx. 15,000 gallons in one tank and 21,000 gallons each in the other two) and approx. 3.5 miles of pipeline. In addition, there are a number of earthen dams on the property. All perimeter fencing and the cross fencing on the east side of the highway is barbed wire with steel posts along the highway and cedar posts elsewhere. The cross fencing on the west side of the highway is primarily 2-strand electrical fencing.
This is an excellent working ranch with possible potential for subdividing and developing. This potential is provided by the manner in which the deeded land is dispersed among the state-leased lands, and the 5 miles, more or less, of highway frontage.
Acreage: 982.3 +/- acres deeded, more or less
