Trees, Grasses, Forbes and Soil: The ranch is located within the Piney Woods region of Northeast Texas and features ~ 24+/- acres of improved, productive pastures; the balance remains in scattered mature timber and open areas. The timber species that dominate this landscape are both aesthetically pleasing and beneficial for wildlife. Those species include both Red and White Oak varieties, Hickory, River Birch, native Pine, Elm, Cedar, Willow, Persimmon, Maple, and an abundance of native browse for deer and other wildlife. Most pastures have been previously seeded with Coastal Bermuda and also feature some native grasses, but have been intensely managed over the years for maximum productivity. The ranch boasts Priefert fencing around the improved pastures for both functionality and aesthetics. The majority of the property’s upland terrain is dominated by Kirvin fine sandy loam and Bowie fine sandy loam while Sacul silty loam can be found within the creek drainages. The highest point on the property is approximately 350’ ASL near the west side of the ranch eventually sloping down to the lowest point just below 270’ ASL on the southeast portion of the ranch.

Wildlife and fisheries: The owners have done a lot over the years to attract and build a healthy deer herd on the property. The new owners will be able to enjoy this if they continue to maintain and improve habitat. Deer historically use this ranch year in and year out in light of their efforts. The wooded areas through the northern and eastern sides of the ranch provide abundant native browse and areas that food plots can be developed for wildlife. The south-eastern pond is stocked with various panfish and bass and fishes very well. The pond closest to the barn is stocked with catfish and bluegill. Dove are also abundant in this area in late summer and early fall. Lastly, there are two areas along the creek in the southeast corner that seasonally hold water and can be used for waterfowl hunting as well.
