Apple Orchard

This is farming land you're buying. The land is soft enough to plant food but tough enough to build a home. There is a gun range in walking distance and Pit river for fishing. The town is 5 miles away which is close enough I guess but still far. You have no HOA, so you only pay 300 per year for the taxes. It will need a well that costs 20,000; but its able to dry farm trees with no water. There's 23 apple trees growing on the left border of the property. This is the third house down the road in theory but there's only 1 neighbor. If you can somehow get a well and a septic tank for 30,000, it will still cost another 30,000 for a small cottage to get started with some tools to actually live out there.
