This is farming land you're buying. The land is soft enough to plant food but tough enough to build a home. There is a gun range in walking distance and Pit river for fishing. The town is 5 miles away which is close enough I guess but still far. You have no HOA, so you only pay 300 per year for the taxes. It will need a well that costs 20,000; but its able to dry farm trees with no water. There's 23 apple trees growing on the left border of the property. This is the third house down the road in theory but there's only 1 neighbor. If you can somehow get a well and a septic tank for 30,000, it will still cost another 30,000 for a small cottage to get started with some tools to actually live out there. There is certainly lots of potential for this small town 100%. The neighbors are nice and will call the police if they see anything suspicious also so you have some security in this area. I'm selling it just because I want to fix my new truck and that has more immediate value to me but other than that I wouldn't sell a young apple orchard if it had 100 trees or more on the property. Great place to retire if you are tired of working a standard job and would rather fill grocery store orders online to make passive income money on some fruit. The farm is expected to produce 11,500 pounds of apples each year by 2030 with just 23 trees so it's totally up to you if you want more or not.
