The pasture is very well kept and features a great road system to access all areas of the ranch. This property has a very diverse habitat ranging from flint rock and sandstone hills to thick bottomland covered in large Live Oaks. Elevations range from 430' to 360' ASL. There are both native Whitetail Deer (160-170"class deer have been harvested) and a strong herd of Axis, along with a small population of Waterbuck. Other wildlife includes typical species such as Turkey, Dove, & Quail. Waterfowl are also present in good numbers during the winter season. The property is well watered with 4 water wells (2 solar and 2 submersible), along with a cased hole if one wanted to bring a 5th well online) in addition to the surface water on the ranch. The main pond behind the house is maintained by a Solar well and is stocked with Bass, Catfish and Perch. Elm Creek bisects the ranch before it enters into the Nueces River and has created two unique "oxbow" lakes that is prime waterfowl habitat.

The crown jewel of this ranch is the 1.4 Miles of Nueces River frontage that runs along the east side of the tract. The river (to date) has run year-round and provides a unique feature not common to the usually arid Brush Country. The river pasture also has a good road system and is easily accessible, with many cuts in areas located along the bank for access to the river. There is also a historical aspect to this ranch as it features an old pumphouse (with the original "Poppin' Johnny" pump still intact) along with the remnants of the Allerkamp reservoir Dam, located along the riverbank.
