In 1995, this ranch was enrolled in the Wetlands Reserve Program (WRP). The purpose and intent of this action was to restore, protect, manage, maintain, and enhance the functional values of wetlands. Managed by the National Resources Conservation Service (NRCS), their goal remains a priority, to achieve the greatest wetland functions and values, along with optimum wildlife habitat. Under a conservation plan, a large amount of the ranch had its existing cropland returned to wetlands. Approximately 0.5 mile of Ash Creek and 0.5 mile of Bynum Creek run west to east throughout the property. The conservation plan aided in the creation of other areas of water, both beneficial to the land and wildlife.

Wildlife:

This ranch has been managed to create an excellent waterfowl hunting environment. Ash and Bynum Creeks, which travel through the entire ranch, provide the land and its wildlife with plentiful amounts of water. Ash Creek Ranch offers excellent opportunities to hunt whitetail deer, turkey, dove, waterfowl, hog, coyote, fox, and bobcat.

Navarro Mills Lake is located approximately 2.3 miles east of Ash Creek Ranch. This lake provides some of the best fishing, camping and boating opportunities in Texas. The lake holds the current state record for crappie, and fishermen come from all over just to try their luck at a new state record fish. Stripers are often caught below the dam when water is being released.

Improvements:

As stated above, a large amount of the ranch had the existing cropland put back into wetlands which was accomplished by constructing basin terraces and using ditch plugs. A mixture of Fescuegrass, Alamo Switchgrass, Maximillian Sunflower, and Illinois Bundleflower were planted for erosion control and to provide wildlife food and cover. The WRP agreement allows for one cutting of hay, every year, between May 15 and July 30. For the past 11 years, the Seller has leased this hay production for an annual fee. Currently, there is no fencing on the property.

Minerals:

Seller has no knowledge that they own any of the mineral estate on Ash Creek Ranch, however, should it be determined that the Seller does, in fact, own any of the minerals or have executive rights, Seller agrees to convey all of its rights, title, and interest in the mineral estate to the Buyer, at closing. There is no active production on the property.

Taxes:

The taxes in 2015 were estimated to be $500.
