TERRAIN AND VEGATATION: The Badger Ranch is mostly composed of good sand country with native grass species such as blue and black grama, sacaton, tabosa grass and chemise. This area is known as some of the best cow country in the southwest. The northernmost part of the ranch contains rolling hills juniper-covered draws that provide good protection for livestock in the winter.
This ranch is a great combination of rolling hill with light tree coverage, valleys, along with open range.

WATER: The Badger ranch is well watered with 7 wells and 2 partnership wells. 5 solar pumps, 3 electric pumps and 1 Windmill. 4 of these well were recently drilled. The water is good drinking water and has 8 miles of pipeline, 10 storage tanks, 13 drinkers along with a few dirt tanks.
LIVESTOCK OPERATION: This ranch has been used as a yearling operation for several years. It will carry 750 yearlings for a six month period depending on the rain fall, or will carry 300 pairs.
IMPROVEMENTS: It has a good set of metal corrals with a working ally, squeeze chute and livestock scales is located just north of the main highway. The scale house has been converted into a bunkhouse. It has a kitchen, bathroom, and bedroom. A 2400 sq. ft. metal hay barn sits close to the corrals. Fences are mostly 5 strands of barbed wire on T-posts or cedar posts. Fences are new to good condition.
