Ready to be a landowner with future timber income? The Banks tract is a great timber investment and a recreational property in Pike County, AL that would also make a very nice country home site or hunting camp. Located just 10 miles southeast of Troy, between the small towns of Banks and Brundidge, this 40-acre tract is convenient and accessible, but definitely in the country. It is surrounded by agriculture and timber, and has plenty of deer and turkey.

This is primarily a planted pine plantation tract with some scattered hardwoods on the edges and along a fence row. While gently sloping to the southeast, a large part of this tract is nice and level, providing many options for future use; you can build a home or camp, convert to pasture or row crop, or continue to grow a nice stand of pine trees, as has been done in the past. There are two different stands of planted pines; approximately 20 acres of 20+ year old, Loblolly pines that have been thinned and about 15 acres of Longleaf pines that are three years old. The older pines could be harvested now or in the future to provide the new owner with some supplemental income. Some mature hardwoods were left to provide acorns for the wildlife. The balance of the acreage includes internal trails, a timber loading area (could make a nice food plot) and some other trees and brush. A good trail system provides easy access throughout the tract.
The Banks tract is unrestricted property in a nice rural setting. There is a large pasture to the north, more timber to the east and south, and a private, thickly wooded property to the west. County water and power are available at the highway. The tract does not have road frontage but that is not a problem as the Sellers are providing a 30 easement from the highway. There are 69 adjoining acres to the south that are also for sale. This tract has a troy address, but is closer to the town of Banks.
