Acreage The Bates is made up of 4804.91 deeded acres. There are approximately 1700 acres of irrigated and sub irrigated pastures. The balance of the acreage is very strong spring and summer range feed.

Water Water is abundant. The majority of the creeks in Sierra Valley converge just above the ranch to create the headwaters of the Middle Fork of the Feather River. The water right adjudicated to the ranch is 1686.40 acres out of the Middle Fork of the Feather River. There are multiple other minor water rights included as well. All surface water is gravity fed using diversion dams. In addition, there are also 5 solar stock water wells that disperse water to troughs throughout the ranch.

Recreation The versatility of this property is boundless. The ranch is a key stopover on the Pacific Flyway and supports a great diversity of waterfowl, shorebirds and raptors for bird watchers and hunters alike. The river is teeming with fish and gentle enough to paddle a canoe though in the summer.

Livestock As stated, the ranch typically summers 600 to 800 cow calf pairs from May through the beginning of November. The ranch has a 5 year grazing lease in place, details to be provided upon request.
