Location: Big Creek Ranch is 96.732 acres and is located in southern Hopkins County, near the Rains County line off of Deaton Cemetery Rd. The ranch is about 1.5 miles west of State Highway 19. Lake Fork is located a little over ~2 miles as a crow flies from the ranch.

Deaton Cemetery Road runs through a portion of the ranch and leads to one southern neighbor and the Deaton Cemetery. 77+/- acres are on the west side of Deaton Cemetery Road, with the remaining acreage located on the eastern side of Deaton Cemetery Road.

Surface Water/Fishing: Two ponds totaling 3+/- acres are located on the southern portion of the ranch. The eastern pond is 1.25+/- acres and the western pond is 1.73+/- acres. Both ponds are on the same drainage system and are separated by the eastern pond dam. There is an opening in this dam, which allows water to traverse from the upper pond, into the lower pond. Both ponds are stocked with largemouth bass.

Wildlife & Hunting: Excellent hunting opportunities abound at Big Creek Ranch. Ample cover and habitat support healthy populations of whitetail deer, hogs, and other varmint species. The surface water features and creek bottoms should have the ability to draw in waterfowl during each winter.

Barndominium: The barndominium has been recently renovated and has ~1,024 square feet of living space with 2 bedrooms and 1 bathroom. Abundant space is present within the open-concept kitchen and living area. An enclosed two-story shop on slab is attached to the living quarters and is ~1,200 square feet with a big rollup door. The rollup door leads to a ~1,200 square foot graveled covered area for storage of various equipment and vehicles. A graveled drive from the entrance gate off Deaton Cemetery Rd leads you to the residence.

Manufactured House: The manufactured house was built in 2020 and is in great condition. It is complete with 3 bedrooms and 2 baths and is approximately 1,216 square feet. It also has an attached deck that is approximately 240 square feet. The manufactured house is located adjacent to the barndominium.

Topography & Terrain: Big Creek Ranch has approximately 40 feet of elevation change, with the high point being approximately 450' ASL and the low point being along the creek at 410' ASL. The creek runs along the western side of the ranch for approximately 1,805 feet. The creek appears to run water year-round and is an impressive feature. Most of the ranch is covered in mature hardwoods, with some cleared openings found throughout which make for excellent wildlife food plots.

Equipment, Furnishings & Deer Stands and Feeders: Seller owned equipment, furnishings and deer stands & feeders are negotiable.

Minerals: With an acceptable contract, the owner may convey the owned mineral estate (if any) to the buyer. Buyer will assume responsibility and expenses associated with a mineral ownership report if one is desired.

Utilities: Farmers Electric Cooperate provides electrical service to the ranch. Shirley Water Supply Corp. provides water to the ranch.

Taxes: Big Creek Ranch is currently under an agricultural exemption in Hopkins County. The estimated taxes for 2023 are approximately $3,153.19 per Hopkins County Appraisal District website.
