WATER: Hard-flowing Bear Creek passes thru the ranch for almost 3.5 miles, featuring several deep water swimming/fishing holes that have historically held water year round. This is major league, spring-fed, clear water in multiple stunning settings, some beneath towering limestone bluffs, others alongside shady pecan trees populating fertile, alluvial bottoms.
Spring-fed Earwood Draw is another reliable water source, emanating from large springs on far western portion of the property, entering subject for a short stretch of several hundred yards, then re-entering subject as a flowing creek that is dammed into a gorgeous, private swimming/fishing hole situated beneath near-vertical limestone cliffs. This water is regarded as permanent, and is active for up to a half mile on this ranch before it spreads out into alluvium on its windy path to Bear Creek. A small, but active spring is found in an unnamed canyon to the south as well. There is a sum total of almost 4 miles of ownership of reliable spring water belonging to this choice ranch, most of it both sides.
There are three water wells on site, and ample groundwater is available for livestock and wildlife at 200 or less in this area. Due to the presence of spring-fed surface water, this ranch has not had need of extensive development of subsurface groundwater, historically. LAND: What a classic Hill Country look this fine ranch has, with vast plains of fertile bottomland rising to cliffy hills, laced by interesting canyons! The ranch is well-presented from the highway, and possesses quality curb appeal, with bottomland throughout the hwy. frontage, creating easy access at any point so desired. Topographic relief is about 350 from low point of Bear Creek exit to a high hill on western boundary, and distant vistas are had from numerous high points.
About 1/3 of the ranch is comprised of deeper soil, alluvial-type bottomland, mostly clay loams. Hillsides offer limestone outcrops, including landmark cliffs, and hilltops are fairly flat, with areas of silty clays and rock outcrops. This ranch has solid forage production potential, and features some of the prettiest pecan and oak bottoms in the area. Two major draws run west to east to Bear Creek, bisected by high, flat ridges mostly cleared of cedar.
There are several varieties of oak found on site, along with pecan, elm, walnut, cedar, mesquite, hackberry and woody shrubs. Much of the ranch has been cleared of cedar, resulting in a fairly clean & refined look throughout. Regrowth in some of the bottomland areas provides cover for wildlife, and the ranch is known for excellent deer and turkey hunting. Hog signs are present, but they dont seem to inhabit the site in overly large numbers, and dove are also frequently observed. Varmints include fox, bobcat, skunk, opossum, armadillo and ringtail cats, among others.
Good stands of native and introduced grasses are prevalent, as the ranch has not been grazed in recent past. Often seen are kleingrass, Wilmans lovegrass, gramas, bluestems and buffalo & mesquite grasses. A magnificent array of wildflowers is present seasonally, and there is willow bacharis present in some of the riparian areas.
IMPROVEMENTS: This ranch is home to the local landmark Brambletye mansion, a 3 story stone home which has been remodeled into a way-cool, modern lodge with attached carport. This home is on the Texas State Historical Register, and has its own roadside historical marker. There are two other residences of good quality and livable condition with associated outbuildings, and the main ranch entrance is stately, yet totally apropos for the Hill Country.
About 1,800 acres of the ranch are enclosed by game-proof fencing, the balance by livestock fencing and cross-fencing, most in fair to good condition. There is a set of working pens, a round pen, gathering pens, game feeders/blinds/storage, and a solid road infrastructure. This ranch is a functional showplace just waiting for hands-on ownership/management to take over. . . with little deferred maintenance required at this time!
