Whitetail deer, Feral hog, Turkey, Varmints, Dove, and Waterfowl are often seen while driving on the ranch. The current owners do not hunt nor do they lease the hunting rights on the ranch. The hunting on the ranch will be even more productive if the new owner decides to plant sunflowers for the dove and manage the populations of deer and hog with the use of game feeders and food plots. Land:

The center of the property is heavily wooded with Oak trees. The northern portion of the ranch contain pockets of open native pasture and dense tree cover consisting of Oak and Cedar. Approximately 20-acres of Coastal improved pasture is in this part of the ranch. An approximately 14-acre Coastal and Bermuda field exists in the southeast corner of the ranch.

The ranch has barb wire and cedar post perimeter fencing. Barb wire and cedar post cross fencing separate the improved pasture from the remainder of the ranch; it appears in fair to good condition with some brush overgrowth. All cross fencing has reported to be newer than the perimeter fencing.

The Seller does not own any of the Mineral Estate.

Covington Ranch has an Agriculture Exemption and the yearly taxes are approximately $650, according to the seller.
