This home is really amazing. It was built in approximately 1916 (per the tax appraisal district), has three stories, and two large porches. The current owners purchased the property in 2000 and began a renovation project that included opening up the third floor, new insulation in the attic (floor and ceiling) and in the walls where possible, new double pane windows, new wiring, plumbing, CH/A system, and some new flooring (original plank flooring was left in the dining and living rooms). The kitchen was also updated with new cabinets and appliances, and both of the bathrooms were remodeled.
The house has a total three bedrooms; two are on the 2nd floor, and the third is by itself on the 3rd. There are two bathrooms; one on the 1st floor, and one on the 2nd. The 1st floor & 2nd/3rd floors have their own thermostats and CH/A units, so you can adjust the temperature accordingly. Lots of closet space on the 2nd floor gives you plenty of storage. A sitting area is also on the 2nd floor for reading, etc.
Downstairs are two living areas, the largest of which has an antique wood burning fireplace and door leading out to the front porch. The formal dining room is one to envy, with french doors and a custom window seat. The home has a lot of charm, with original mahogany wood work, 10' ceilings on the 1st floor, wooden ceiling beams, original doors and hardware, and on and on! You have got to see this home to fully take it all in!
For utilities, the home has metered electricity, water well, and septic system. The water well was tested in 2013 at 5 gpm at the crux of the drought. It showed to be 90' deep, with the water table starting at 26'. New casing and a new pump were installed at that time. The water quality was also tested by the city health department, who verified it was clean and drinkable.
IMPROVEMENTS:
The house is surrounded by a pipe fence, and a 16' x 10' storage building is within the back yard. Next to this is a 18' x 40' metal shop, with a 13' x 40' carport used for parking. The shop has a concrete floor and electricity ran to it; the owner uses it for parking his golf cart, as well as working in.
A 30' x 40' metal hay barn is next to shop. It has a dirt floor and tall rafters. On both sides of the barn are attached 15' x 40' lean-tos, for parking equipment. One of these could be converted into additional horse stalls fairly easily. An outdoor one horse stall and chicken coop are already on site. A set of cattle pens is located near the road entrance too.
THE LAND:
This is one of the most beautiful small acreage ranches I have been on. Huge, mature oak trees are scattered across the landscape, especially along the entrance from Deer Creek Rd. and down the driveway to the house. A few pecan trees are around the headquarters too.
A water line from the well was ran to a garden area, where a frost-free hydrant is in place. The owners have installed various flowerbeds around the house and entrance, hung tree swings, installed a bird house, and just generally developed and manicured the property over their last sixteen years of ownership.
The land has a barbed wire fence around its perimeter and is cross fenced into three separate pastures. The road entrance has a double gate that can be locked. The two pastures by the house are mostly in improved coastal grass and are approximately 4.5 and 10.5 acres in size. The third pasture in the back is roughly 22.5 acres large and has more native country, with LOTS and LOTS of hardwood trees, including post oak, blackjack, and hackberry, with some mesquite. The owner keeps roads and trails mowed through this area, so it is easy to get around. A large pond is in the middle off a draw, which could be stocked with fish.
You will see lots of wildlife and critters on this ranch, including deer, turkey, quail, wild pig, and bobcat. While the owner hasnt hunted the property, it certainly could be. He has ran feeders for them to keep them coming around and sees game constantly.
